Maintenance and Grounds:

This area is covered by our 5th Board Member position. This person oversees the various maintenance functions and the upkeep of the grounds for the HOA. He or she will research the area to find the best prices and the best value for our needs. This position includes one or two assistants who are available to help but are not part of the board.

Improvements and Exterior Changes

It is important to keep the elements consistent throughout the community. If you wish to make changes to the Limited or Common Elements (landscaping/buildings) you must submit an Improvement/Exterior Change form. These changes include landscaping, garage doors, front door, windows, exterior lighting, antennas, or anything attached to the exterior of the building. Refer to the Policies, Rules, and Regulations and Covenants, Conditions, and Restrictions documents for detailed.

Only approved exterior paint color Sherwin-Williams #7047 Porpoise

Currently approved storm door – Larsen Mid-View (237-CF) Screenaway, 36x80 in Sandstone. Available from Lowes Special Order.

           You may choose your hardware: Brushed Nickle or Brass and decide which way you want your door to open.                                    

 

 

Exterior changes, including sliding glass patio doors, must be submitted to the Board for approval using the Exterior Change Form.                    Deck stairs are an option, at the homeowners expense, for those who do not have a lower level egress. Please consult the board if you are thinking of putting stairs off your deck area.   A building permit will be required.  

 

Wood Deck Reminders:

There are two options for the approved stain color Cabot brand, semi-transparent, Chestnut Brown available seasonally at Farm and Fleet  and at Ace Hardware in Beloit. The second product that complies with the color requirement is Behr Premium Semi-Transparent waterproofing stain and sealer color ST-110 Chestnut, available at Home Depot for $35.98. They will mix it using a tint base and the Chestnut Color ST-110.  It is guaranteed for 6 years. Do not use the Behr Chestnut Brown as it is too dark. The regular Chestnut ST-110 is the correct color.See next page for photos of the product.

No other brand or color allowed at this time. Composite material is not approved for wood replacement on the decks.
